If you decide to use an exclusive buyer's agent, be sure to interview more than one and don't just start working with the first one you talk to. That's the biggest mistake I often see buyers make.

I'm not sure if you're still in the market for a home, but you might be interested in a few new tools that we've developed over on Rain City Guide. One tool allows you to export your search into an RSS feed and another exports a search to Google Earth. You can find them at:
<a href="http://listings.raincityguide.com/Search.aspx" rel="nofollow">http://listings.raincityguide.com/Search.aspx</a>

Have you considered a buyer's agent? We might be a little biased, but think its the only way to go!

Even if Seattle is overpriced in everything, including housing, you need to stop making somebody else wealthy with your rent money & get your "dream" house. It's out there, be patient, it may take several months but you will find a house that both of you like.

Chris, you nailed the zeitgeist of the market and the housing search for most people in Seattle. Your best bet is to Go South and West, young man.
Personally, I love West Seattle. It's damn convenient to downtown and easy access to the Eastside (most of the day). A lot of people are put off by the West Seattle Bridge, and yeah, peak times can be crowded. But that's true most places. For most parts of the day, I can be downtown and parked in 15 - 20 minutes.
Here are some neighborhoods to try, if you haven't seen them yet:
* Highland Park (West Seattle) - near some dodgy neighborhoods, but Highland Park itself is quite nice, and there are good values to be found.
* Central District / Columbia City - well on the way to being gentrified; still lots of good values
* South Ranier Beach - this was a hot market last season; convenient to downtown; very competitive prices
* Shorewood & Burien - all the agents are buying here. What does that tell you?
Keep your spirits up. Your perfect house is out there, just waiting for you. Best of luck!

Chris,
House hunting can be fun, and at times frustrating. My wife and I finally bought a house after 14 years of marriage and renting, and even though it was a pain in the arse to find the right place, and then go through the make an offer and hope it gets accepted stage, when you do finally sign the final papers and you have a move in date, it's the greatest feeling ever.
Good luck with it man! and remember, if your bid doesn't get accepted on a place, there are allways others out there!

I think Seattle is often listed as one of the most overpriced cities in the US too. Where are you lookin' to move?
