They say the real estate market is about to burst - or is housing about to bust? Well, we're officially house hunting - and boy, are there a lot of house species in the wild. You have your classic Fixerus Uppicus, which needs a lot more than TLC. There's the wily Bungali Crampi, or the houses that tend to be too small for home office needs. The real estate wild doesn't end there, though! We have the Eightia Stuckia, or the house that is blatantly frozen in time with tons of gold trim. My favorite is the Toodamnexpensivus Fortherestofus, natch. Oh, the joys of finding a house to own - the real estate market in Seattle is challenging.

We've seen over 20 houses so far, and I'm sure we'll have to wade through another 20 (twenty times over) before we find *THE* house to buy. We've been renting for so long, it'll be nice to have a sense of permanence after all these years. Seattle is a good market, although there's some kind of real estate rivalry going on between “the city” and “the East Side.” I don't care either way, actually - as I'm used to driving everywhere for just about everything. If we stay in Seattle, we're doomed to pay for parking forevermore (or fight for it). If we go to the East Side, we're bludgeoned with overpriced housing. Can't go too far north, too far south, or too far east - it's too darn far. No neighborhood is perficus.

I think Seattle is often listed as one of the most overpriced cities in the US too. Where are you lookin' to move?

Good luck in your house hunt… I know I had a lot of fun looking for my first home after renting for years and years! If I can be of any help, just let me know!

House hunting can be fun, and at times frustrating. My wife and I finally bought a house after 14 years of marriage and renting, and even though it was a pain in the arse to find the right place, and then go through the make an offer and hope it gets accepted stage, when you do finally sign the final papers and you have a move in date, it's the greatest feeling ever.
Good luck with it man! and remember, if your bid doesn't get accepted on a place, there are allways others out there!

Chris, you nailed the zeitgeist of the market and the housing search for most people in Seattle. Your best bet is to Go South and West, young man.
Personally, I love West Seattle. It's damn convenient to downtown and easy access to the Eastside (most of the day). A lot of people are put off by the West Seattle Bridge, and yeah, peak times can be crowded. But that's true most places. For most parts of the day, I can be downtown and parked in 15 - 20 minutes.
Here are some neighborhoods to try, if you haven't seen them yet:
* Highland Park (West Seattle) - near some dodgy neighborhoods, but Highland Park itself is quite nice, and there are good values to be found.
* Central District / Columbia City - well on the way to being gentrified; still lots of good values
* South Ranier Beach - this was a hot market last season; convenient to downtown; very competitive prices
* Shorewood & Burien - all the agents are buying here. What does that tell you?

I feel your pain….we've just about given up here and are looking to just build the perfect one!

Even if Seattle is overpriced in everything, including housing, you need to stop making somebody else wealthy with your rent money & get your “dream” house. It's out there, be patient, it may take several months but you will find a house that both of you like.

Have you considered a buyer's agent? We might be a little biased, but think its the only way to go!

If you decide to use an exclusive buyer’s agent, be sure to interview more than one and don’t just start working with the first one you talk to. That’s the biggest mistake I often see buyers make.
